A free retrofit plan for your Irish home, in the right order.

Answer a few questions about your house. See the rating it's on today, the upgrades that move it, in what order, and the SEAI grant on each.

Right now it covers pre-1970 semi-detached homes that haven't been upgraded yet. If that's not your house, tell me about it

A real plan for one example house, not a quote. Grant figures are SEAI individual-grant maximums for a semi-detached home as recorded in our grant store on 11 August 2026, and some households qualify for more. Always confirm your own amounts with SEAI.

Why order matters

Nobody tells you what to do first.

Three things we heard over and over while interviewing Irish homeowners, contractors and one-stop-shop coordinators.

Sequencing

You find out afterwards

One homeowner insulated his walls internally, on his contractor's recommendation. He now thinks external would have been the better call: more airtight, less disruptive, and no floor space lost. He learned that after the work was done.

Grants

Even the professionals disagree

Grant amounts and eligibility rules move through the year, and they move quietly. We have watched SEAI-registered contractors publicly contradict each other on a live rule. Guides stamped "verified" a few months ago are already wrong.

Advice

Most advice is attached to a sale

Ask an insulation company what to do and you get insulation. Homeowners tell us they turned down bundled one-stop-shop quotes not because help isn't worth paying for, but because the markup made the grant feel redundant.

The Retrofit Planner

Three steps. A plan you can act on.

A few minutes. You don't need a BER certificate, an assessor, or an email address to see your result.

01

Describe your home

Age, type, walls, heating. Plain questions in plain English. No jargon, no survey, nothing to upload.

02

We model the upgrades

The engine works through Ireland's official BER method to estimate where your home sits today and what each upgrade would move it to, then applies the current SEAI grant rules to each one.

03

You get a sequenced plan

Upgrades in a defensible order, grouped into steps, with the grant on each and the rating you reach. Including the honest bit: where an upgrade isn't possible yet, and why.

If the planner
can't help yet

Tell me about your home anyway.

Most Irish houses are outside what version one can model: a bungalow, a terrace, a home that's already had the attic done. Those are exactly the ones I need to hear about, because what people send me is what gets built next.

It goes to me, not to a mailing list or a contractor. I read every one and I reply.

Opens your own mail app with a few prompts filled in. Nothing is collected by this page.

See what your house needs first.

A few questions, a couple of minutes, and a sequence you can actually work from.
